  • E-Auction Mechanics: Allotment is conducted through a transparent e-auction process. Bids are not accepted below the reserve price, and incremental bids must be 1% of the Reserve Price. To ensure fair distribution, a "lock-in" process restricts a bidder from being the highest bidder for more than one plot. EMDs for unsuccessful bids are refunded without interest within 30 days.   


  • Payment Terms: Successful applicants must deposit 25% of the total plot premium (after adjusting EMD) without interest within 15 days of the allotment letter. For the remaining 75%, options include a 2% rebate for full payment within 60 days, or payment in four quarterly installments within one year, subject to interest. Penal interest applies for delays.


  • Lease Terms: Residential plots are allotted on a 90-year lease from the date of lease deed execution. The yearly ground rent is 1% of the plot premium for the initial 10 years, increasing by 50% every subsequent 10 years. A one-time payment option for lease rent is also available.   


  • Construction Requirements: Allottees must complete construction of at least the minimum total Floor Area Ratio (FAR) within two years from the lease deed execution date and obtain a completion certificate. Extensions are possible but incur penalties. The plot must be used exclusively for residential purposes.  

     

  • Location Charges: Additional location charges, amounting to 5% of the Total Premium of the Plot, are applicable for desirable locations such as corner plots or plots facing a park/green belt, payable in a lump sum before the lease deed execution.

  • Floor Area Ratio (FAR): FAR standards for residential plots vary by size: 1.8 to 2.0 for plots with an area up to 100 sqm, 1.5 to 1.8 for plots with an area between 101 to 200sqm, and 1.2 to 1.5 for plots with an area over 200 sqm. FAR for Group housing projects is usually higher ranging from 2.75 to 3.5. The Authority also allows for the purchase of FAR.


  • Setbacks: The minimum front setback shall usually be 3-6m, 1.5-3m for  rear  setbacks,  and 1-3m for side  setbacks, depending on plot size and type of development.


  • Height Restrictions: The maximum height for individual residential plots is  usually 15 metres with 4 floors (stilt included). There are no height limits on group living and theAirport Authority of India (AAI) must approve relevant height over thirty metres. All  building safety rules and fire safety rules become more strict when height exceeds 15  metres.
